Waterscape Homeowners Association

On behalf of your property management team, welcome to Waterscape! The idyllic vision for our community is carefully nurtured by the Homeowner's Association - a non-profit corporation formed to preserve property values through architectural and design guidelines, and deed restrictions. The association is charged with maintaining the common areas and community amenities, which are for the exclusive use of our residents. We will host several fun and exciting social events throughout the year which are open to all Waterscape property owners, providing a wonderful foundation for building lasting friendships.

As a resident and member of the association, you should have received a packet of information at closing which provides the formal documents for the community. Please review this important information carefully as it provides details on how to fully enjoy the amenities, be a good neighbor and identify in detail each homeowner’s responsibilities to fellow residents.

The homeowner’s association is professionally managed by FirstService Residential, whose staff reports directly to the Board of Directors for the Waterscape Homeowner Association. FirstService specializes in managing community properties and provides a multitude of services for the association including financial preparation, collections, administrative, record keeping, governing document compliance, and common area maintenance, as well as transfer and resale certificate production for the sale of each home. FirstService is also your point of contact for any questions, issues and ACC submittals for the HOA.

Annual Assessments

Homeowners are assessed annual dues which are currently set at $665.50. Dues are billed January 1st each year and due by the 30th. Any payments received after 30-days will be subject to late fees.

The dues assessment funds the overhead, management, maintenance and repair of the pool, playground, landscape, common areas and social activities of the community.

Exterior Modifications:

As stated in the community documents, before making any changes or improvements to the exterior of a home written approval must be obtained from the Waterscape HOA Architectural Control Committee (ACC). Please submit a completed ACC request form to the Association for approval. Examples of exterior modifications which require prior approval are, but not limited to, landscaping (planting new trees and shrubs, flower bed edging), exterior painting, gutters, storm doors, arbors, patio extensions, pools, playground equipment, storage sheds, etc. A good rule of thumb is if your neighbors can see it, you will need to submit an ACC request.

Landscape Maintenance

The most common violations are related to lawn maintenance. Owners shall maintain their lot including lawn, trees, hedges, and plantings in a neat and attractive appearance. Such maintenance shall include regular mowing, edging of turf areas, weeding of plant beds, and application of fertilizer, weed control, and watering of the turf and landscaping. Diseased or dead trees or landscaping must be removed and replaced within a reasonable time frame.

Email updates are sent out approximately once per month to keep residents up to date on topical news and upcoming events.

Waterscape features two websites: www.waterscapestexas.com which provides general information, and www.texas.fsrconnect.com/waterscape which is exclusive to Waterscape residents. The FirstService Residential Connect website requires registration to access it. Once you are registered, you will be able to find a wealth of information, including rental forms for the various amenities, Association Documents, pay bills online, meeting minutes and the online calendar.

In many cases, there will be social media sites which are hosted by residents within the community. Please be advised that these sites are not official sites of the homeowner’s association. Please do not post questions or concerns related to the association on social media as the association does not participate or monitor the activity.
